Resale Process and Documents

The Villages at Baxter Ridge is managed by the Baxter Ridge Homeowner Association Trustees. An annual village assessment is used for maintaining the pool, clubhouse, tennis courts, street lighting, entrance monument signs and structures and common ground.

The information below can be provided to the potential purchaser:
  • A copy of the Indentures of Trust and Restrictions for The Villages at Baxter Ridge
  • A copy of the current year’s budget
  • A copy of the previous year’s financial statements
A trustee letter from the Homeowners Association must be obtained prior to closing. Please contact our management company (G.S. Phillips & Co) for information on how to order a trustee letter. This certificate is required for both home and condominium owners.

Additionally, condominium owners will need to obtain an additional condominium resale certificate. Information on obtaining this certificate can be found at www.baxterridgecondos.com.
